NVIDIA secures long-term lease capacity at PORTS-Pike Technology Campus in Ohio to host AI factories for OpenAI, with a 20-year commitment for up to 4.25 gigawatts of compute infrastructure.
NVIDIA announced a partnership with SB Energy to secure lease and power supply (LPS) capacity at the PORTS-Pike Technology Campus in Portsmouth, Ohio, exclusively for hosting NVIDIA AI factories. OpenAI will serve as the tenant, deploying NVIDIA’s full-stack DSX AI factory platform, including GPUs, CPUs, networking, and infrastructure software. The initial deployment is expected to provide 4.25 gigawatts of AI factory capacity, with potential expansion to 8 gigawatts if NVIDIA extends the arrangement. This marks NVIDIA’s first LPS commitment to secure infrastructure for a single customer’s AI factory needs.
NVIDIA’s support for the LPS infrastructure at PORTS-Pike includes a 20-year term covering approximately 4 gigawatts, with guarantees limited to defined portions of lease and power payments, along with a residual-value commitment. The guarantee phases in as data centers become operational between 2028 and 2030, reducing NVIDIA’s exposure as OpenAI’s lease payments and capacity come online. The arrangement secures a site capable of hosting multiple generations of NVIDIA compute, enabling long-term productive capacity and revenue growth for both companies.
OpenAI has committed to substantial deployments of NVIDIA AI infrastructure through 2030, with existing and planned commitments totaling approximately 12 gigawatts of NVIDIA compute. This represents an opportunity to expand to roughly 16 gigawatts if NVIDIA extends the PORTS-Pike arrangement. At these levels, the opportunity could represent approximately $600 billion of NVIDIA compute revenue through 2030, contingent on infrastructure deployment and upgrades over time.
NVIDIA’s decision to secure PORTS-Pike reflects its broader strategy to address LPS constraints, which have become a critical bottleneck for AI factory deployment. By leveraging its scale and long-term visibility, NVIDIA aims to secure exceptional sites capable of supporting multiple generations of compute infrastructure. If OpenAI does not utilize the site in the future, the LPS commitment remains tied to NVIDIA’s compute deployment, ensuring the infrastructure serves durable customer demand rather than remaining idle.
